After you select a builder, you are ready to start the architectural design phase. Some builders have in house design centers and architects that can work with you each step of the way.  Other builders allow you to choose your own architect and design elements. Builders and architects may need to run some tests on the property like topographic and tree spot surveys or other tests required to complete the design. At this point in the project, they may ask you for an initial, non-refundable deposit to draw up some preliminary sketches. This draw should be credited towards the purchase of the home. Once you approve the sketches, the architect begins to finalize the plans and draw the electrical and elevation plans.

Completing Your Construction Contract
On approval of the plans and budget, the builder should be ready to finalize the contract including the price.  Lenders require this before they qualify you for a construction loan. The documentation needs to cover the purchase price, the time needed to complete the home, and the details of what is going to be built. Typically builders include this information using three documents:

    * The contract and all addenda
    * The specifications
    * The architectural design plans

It is imperative that you read and understand all aspects of the contract, plans and specifications before signing it since this is what the price is based on. Throughout the design process, we typically discuss hundreds of different design and specification alternatives. If an item is not in the plans or specifications, it is not in the contract price.
