Step 3. Locate Your New Home


Letting your real estate agent get to know you personally and know exactly what you are looking for can significantly benefit him or her in finding you the right home. And being pre-qualified for a loan can save you a lot of time in looking at properties because you will already know which homes you can afford. Go over the benefits and drawbacks of different options, such as new construction vs. resale, etc. with your real estate agent. Remember, the three most important factors to consider when choosing a home to buy are location, location, location. Whatever the condition of the home itself, neighborhoods and communities tend to retain their basic character and market value over time.

Some questions to ask when viewing properties:

•    Is the home in a safe neighborhood where people want to move, buy homes, and raise families?
•    Is there access to schools, transportation, and shopping?
•    Is the area run-down, high in crime, or noisy?
•    Are people moving away to better places to live?
•    How do the neighborhoods compare in terms of tax rates, recreational facilities, hospital and medical services, zoning and other public services?

Look for an area where homes sell quickly and easily. Depending on the current economy , it is usually a good sign if houses stay on the market less than three months. Finally, make your decision based on the facts, not emotions.
